To request an Owner Booking, please complete the form below with your preferred dates and service options. Your submission will be sent directly to hello@otwayretreats.com.au. Our team will check availability and confirm the booking (subject to our standard terms). Once confirmed, you will receive a Hostaway notification of your booking.


Important: All owner bookings are subject to availability and the full Owner Booking Terms & Conditions listed further down. We recommend submitting requests well in advance (at least 9 months where possible).

Owner Booking Terms and Conditions


  • Owner bookings are subject to availability and must be requested in advance.

  • Any additional cleaning or reset requirements beyond the selected option may incur extra fees.

  • If you select a No Linen Service, you are expected to use your own linen. If any professional linen provided in the property is used during your stay, linen fees will apply. Our cleaning team will note usage in their post-stay report, and you will be charged accordingly.

  • Weekend Cleaning Fees: Weekend rates apply if a back-to-back clean is required on a weekend. Otway Retreats schedules all cleans on weekdays to avoid penalty rates unless a back-to-back booking makes this unavoidable.

  • Advance Booking Requirement: To prevent guest reservations from conflicting with owner stays, owner bookings should be entered into our system at least nine months in advance. Late entry may lead to cancellation penalties and impact your ranking on platforms such as Airbnb.

  • High Peak Season: All high-peak season bookings must be entered into our system by February 20th for the following high-peak period before guest reservations open.

Cleaning Service Options


C1 - Full professional clean after stay (Standard Fee)

Otway Retreats will:

  • Clean the property post-stay

  • Charge the standard cleaning fee

Owners are still expected to:

  • Remove all rubbish and place it in outdoor bins

  • Put bins out for collection if required

  • Ensure all dishes are washed and put away


C0 - No Clean Required - Owner responsible to clean (No fee)

We do not recommend this option, as most owners find it difficult to meet the required professional standard.

Owners must leave the property fully "guest ready", including:

  • Cleaning to the professional standard

  • Restocking all supplies and amenities


CD - No Clean Required + No Clean Prior (Going into a dirty home + Previous Fee Waived)

We do not recommend this option, as most owners find it difficult to meet the required professional standard.

Owners will clean after the previous guest checkout + after their own stay, and the standard cleaning fee for that previous booking will be waived.

Owners must leave the property fully "guest ready", including:

  • Cleaning to the professional standard

  • Restocking all supplies and amenities


Linen Service Options


L1 - Full Professional Linen Supply and Beds Made (Standard Fee)

Otway Retreats will:

  • Replace and reset all linen on beds, in bathrooms and in the kitchen.


L0 - No Linen + Owners make beds after stay (No fee)

Owners will use their own linen during their stay and ensure all beds are made, and the guest is ready post-stay.

Owners must:

  • If there is no booking immediately prior, beds will be made with fresh linen when you arrive. Owners must unmake and then remake beds to a professional standard.

  • If there was a prior booking, beds can be left unmade upon request, and fresh linen will be left in the property for owners to make their beds themselves


LB - No Linen + Bed Making Service Post Stay (Partial fee - $66)

Owners will use their own linen during their stay and require Otway Retreats staff to make beds to a professional standard post-stay.

  • An $66 bed remake fee will apply


LP - Linen Pickup + Clean linen Drop-off (Partial Fee)

You can only select this option if you have selected CD No Clean Required + No Clean Prior cleaning service option.

This is a partial service. The exact fee will be calculated based on the amount of linen required. Owners will use their own linen for their stay.

Otway Retreats will:

  • Collect dirty linen and deliver clean linen.

Owners must:

  • Advise us of what linen you require to be dropped off and the date

  • Owners must remake beds to a professional standard.
